A Buyer's Guide to Purchasing in the Triangle
Step 1: Preparation +
Pre-Approval
Let's get together and discuss your goals, timeline, and criteria. It is a great idea to review qualified lenders and obtain a pre-approval letter. The right lender can make or break the process.
Step 2: Explore Your Options
The fun part -- looking at homes! First, I will start by emailing you a list of homes that match your criteria. Once we find homes along the way that spark your interest, we will schedule showings. I do these virtually via Zoom or FaceTime, or in person!
Step 3: Submitting an Offer
Most properties will set an offer deadline. After reviewing seller disclosures with you, we will come up with your best offer using technique and creativity. I will then draft a purchase agreement with your offer.
Step 4: Due Diligence
Before you invest your hard-earned down payment on a property, we are going to make sure you know exactly what you’re getting. We will schedule a home inspection, pest inspection, and any other reviews of the property that may be necessary. These inspections will be your responsibility, but will be money well spent.
Step 5: The Mortgage Process
Once you have a ratified contract, I will send to your lender. The bank will order an appraisal and start the process of underwriting your loan. Be sure to get in contract with your lender and get all items done effectively. Anything they may be missing could only hold up closing.
Step 6: Walk-Through and Closing
Closing happens in several steps. Sellers sign the closing documents. We will then go do a final walk-through of your soon-to-be home. Once we are done with the walk-through, we will go to the local attorney's office and you will sign your bank and closing documents. The final step is for the deed to be recorded with the county, and the keys are yours!
